We do not take provisional bookings! Be 100% sure you wish to proceed with any booking because your deposit is NOT refundable! 

For security reasons we do not accept cheques or bank transfers. All payments must be by Debit or Credit Card.


£400 DAMAGES BOND: This is taken as a pre-authorised payment and only used if there has been significant damage, mess or nuisance to neighbours. On your departure, we expect a minimum standard of cleanliness. This means please wash up all dirty plates and pans; rubbish/recycling to be cleared and left in the appropriate bins outside. The odd plate or glass will not be charged for, but major loss of crockery/glassware, damage to furniture/bedding/carpets and/or excessive mess will be charged for. If you have spilt anything on floors, please mop up immediately. It would also be helpful and greatly appreciated if you could strip the beds you have used i.e. removed duvet covers and pillowcases and leave on the bed.


SMOKING OUTSIDE ONLY: Smoking is not allowed in the house, but of course you are welcome to use the outside, provided you use the metal bins provided immediately outside the main doors. 


NOISE AND NUISANCE TO NEIGHBOURS: Although set in a rural location on the village edge, we do have neighbours directly next door. Therefore the property is not suitable for loud music outside or inside the house. DO NOT bring decks, amplifiers, speakers, karaoke, drums or play loud music outside. If you break these Terms & Conditions and cause nuisance to neighbours we may require you to leave the premises immediately and there will be no refund or partial refund of money for the portion left of your stay.


CANCELLATION BY YOU: The deposit paid by you at time of booking is non-refundable unless we are able to relet your booked date. There will be a reasonable administration charge of £30 to cover the time needed by us to advertise and relet to another party. If you need to cancel you must contact us as soon as possible by email. We will make every effort to re-let at the same price but if this is not possible the difference may be payable. 


CANCELLATION BY US: If we have to cancel your booking in advance due to circumstances beyond our control for example, fire, flood (force majuere) or disruption of gas, water or electric service or for any other reason you will be refunded in full. If we have to terminate your holiday early for similar reasons after you have arrived you will be refunded part of the cost of the booking based on the time remaining of your stay. We will not be obliged to offer alternative accommodation and no additional compensation will be payable in such circumstances. 


HOLIDAY ABANDONMENT: If you are concerned about possible abandonment of your holiday due to illness etc you should buy appropriate insurance. This is available at low cost from If you choose not to take out this insurance, please note we cannot be responsible for your inability to travel for any reason and we will not be able to offer a refund.  


ITEMS LEFT BEHIND: There is a minimum charge of £10 to cover postage, packing and our time in returning these items. Unless claimed, all items will be kept for 1 month and then sent to a charity shop.

BATHTOWELS: we do not supply these, all guests should please bring their own bathtowels. We do however provide 2 handtowels per bathroom.
